Our review

Carlos Galán — economist, former investment analyst, and author of the popular «Independízate de Papá Estado» — co-writes with Uri Vyce the most widely read real estate investing manual of Spain's new generation of financial educators. The proposal is concrete and measurable: build a portfolio of five flats in five years that lets you live off the rental income. The book walks through the full process in operational order: finding flats below market price, analysing the real net yield of a deal, negotiating financing with banks, and managing rentals without turning them into a second job. True to Galán's style, the text is direct, fluff-free, and built on real numbers, making clear from the start that this is not about getting rich quick but about building wealth with method and discipline. Its limitations: the model depends on financing conditions and prices that vary with the cycle, and the accessible tone leaves out adverse scenarios (rate hikes, prolonged defaults, regulatory changes) that deserve more space. As an entry point to real estate investing in Spain, it is probably the most accessible option available.

Key takeaways

• The five-flats-in-five-years goal works as a measurable plan: it breaks financial freedom into concrete annual steps.
• Buying below market price is where the money is made; the return is locked in at purchase, not at sale.
• Well-negotiated mortgage leverage multiplies wealth, but it is only sustainable if each flat generates positive cash flow from month one.
• Reinvesting rental income into new properties, rather than consuming it, is the mechanic that accelerates wealth building.

Fact

Published in 2022, the book shares its name with the «Libertad Inmobiliaria» community and podcast, one of the most listened-to real estate investing podcasts in Spain.
