Our review

Brandon Turner, co-founder of BiggerPockets (the largest real estate investor community in English), writes with the clarity of someone who committed the mistakes he describes before systematizing them. Published in 2015, the book proposes a complete framework for building a rental property portfolio: from viability analysis (the 1% rule, net cash flow method) to creative financing, tenant management, and scalability. The book's strength is that it does not treat real estate investment as an automatic passive asset but as a business requiring judgment, analysis, and active management. The chapters on financing (use of equity, private loans, conventional mortgages) are especially practical. The central limitation for the Spanish-speaking reader is geographic and fiscal: the book's legal, tax, and market context is entirely American. The rules of thumb it proposes (1% rule, BRRRR) require adaptation for any different market. As a conceptual and methodological framework, however, the principles of cash flow analysis and risk management are universally applicable.

Key takeaways

• Net cash flow (income minus all real expenses, including vacancies and maintenance) is the central metric of rental real estate investment.
• The BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat) allows scaling with limited capital.
• Selecting tenants carefully is more profitable long-term than optimizing the rental price.
• Professional property management has a cost but frees up time and reduces conflicts over the long run.

Fact

Published in 2015, the book is the best-selling title of the BiggerPockets publishing imprint and has surpassed one million copies sold in the English-speaking market.
